What is a Snag Inspection?

Newly-built property are not defect-free

A snag inspection, takes the form of a list or an inventory report that reports the decorative and structural defects - we call them "snags" - inside and outside a newly-built property.

With HD photos and supporting textual descriptions, a property owner can easily spot and report discrepancies to ensure fixes and repairs are completed during the warranty period.

The snag report can be sent to builders who will assess the repairs needed and decide to act accordingly.

A snag inspection must be carried out prior to moving in.

Types of snags

Examples of snags include:

  • Scratched/chipped surfaces

  • Structural cracks

  • Missing or defective fitting

  • Stains

  • Faulty lights/sockets

  • Non-closing door/window

  • Scratched window pane

While the majority of snags are easy-to-fix decorative or cosmetic issues, some defects such as a scratched window or faulty electrical may require more time and cost to be either fixed or replaced.

The earlier you can report these, the better your chances of getting the right kind of fix under the warranty of your builder.

Note that warranties and their duration may vary, so be sure to review their conditions.

A defect may hide a technical issue

While we do our best to review your property, we are not expert on fabrics, materials, appliances etc. nor qualified surveyor so you may require further technical expertise to investigate a reported issue.
